HUGE.lu is operated by HUGE S.à r.l.-S., 9, Grand-Rue, L-9050 Ettelbruck, Luxembourg, registered with the Luxembourg Trade and Companies Register under B311725. Contact us at info@huge.lu or +352 691 217 930; legal and privacy enquiries may be sent to legal@huge.lu.
These Terms explain the rules for using the platform. You agree by actively selecting the agreement control and continuing. Reading a page, remaining on the website or closing a notice is not agreement. You can read and save these Terms and access legal information, privacy choices and support without agreeing.
Acceptance of these Terms does not order a paid service, authorise a payment, accept optional cookies or give blanket consent to the processing of personal information.
2. Platform services and separate agreements
HUGE provides property information and search, enquiry and contact facilities, account tools and facilities for eligible property publishers. Available tools depend on the access shown in your account. A tool marked unavailable or coming soon is not a service that you have purchased.
The provider identified in a listing or service offer is responsible for that offer. HUGE is a party to a property transaction or a professional service only where a separate agreement expressly identifies HUGE in that role. An introduction, listing, account or message does not by itself appoint an estate agent or create a mandate, tenancy, purchase agreement, accommodation booking or valuation report.
Before a separate paid service is ordered, its offer must identify the supplier, deliverables, price and applicable taxes, payment trigger, duration and any relevant cancellation or withdrawal conditions. Specific agreed service terms govern that service alongside these platform rules. Undisclosed fees are not created by browsing, making an enquiry or accepting these Terms.
3. Accounts and authority
Provide accurate account details, keep your credentials secure and tell us promptly if you suspect unauthorised access. Use your own identity and act for another person or organisation only with their authority. You must have the legal capacity and any authority needed for an agreement you make.
An account does not certify professional status. Professional publishers must hold the authorisations applicable to their activity and location. Owners and authorised representatives must have the right to offer the relevant property. Access may depend on a review of the information and evidence requested for that role; a submitted application is not approval.
Do not bypass access controls, share another person’s private information without a lawful basis, interfere with the service or use automated activity that compromises security or availability.
4. Listings and property information
Publishers are responsible for the accuracy and lawful use of the particulars, photographs, prices, availability, professional identity and contact details they supply. They must have the rights and authority to publish the material, include legally required particulars and correct or withdraw information when it changes.
Property information, measurements, maps, costs and energy particulars should be checked against the relevant documents and with the responsible provider before a decision is made. A platform badge or review must be read according to its stated scope; it is not a guarantee of every fact about a property or person.
Listings expressly labelled as demonstrations or examples illustrate the platform. They are not offers of available property and cannot be booked or purchased through that example.
5. Enquiries and communications
Use enquiry and communication tools for relevant, lawful requests. Submit only the information needed for the request. A submission receipt confirms only what the receipt expressly states; it does not guarantee a response, a viewing, acceptance of an offer or delivery to a third party.
Agree appointments, representation, availability and any contractual commitment directly with the identified provider through the appropriate confirmed process. Do not place identity documents, private financial records or sensitive personal information in public listing text or public messages. Use a designated private channel when such evidence is requested.
6. Estimates, scenarios and assisted tools
Calculations, market information, maps, automated suggestions and AI-assisted outputs support your own assessment. Their usefulness depends on the source, date and assumptions shown and on the information supplied. An editable investment scenario is a scenario, not a promise of future prices, income or returns.
Check important outputs and obtain appropriate professional advice before entering a transaction. These tools do not themselves constitute a binding valuation, legal opinion, financing approval, official energy certificate or guarantee of eligibility. A separately commissioned professional assessment is governed by its own agreed scope.
7. Content, conduct and intellectual property
Do not submit unlawful, misleading, fraudulent, discriminatory, threatening, abusive or infringing material. Respect other people’s privacy and intellectual property. Do not impersonate an agent, owner or organisation or publish a property without authority.
You retain your rights in material you supply. You permit HUGE and the service providers acting for it to store, process, format and display that material to the extent needed to provide the platform service you request. Material submitted for a public listing may be displayed publicly; private verification documents are not submitted for public display. This permission does not transfer ownership of your material or grant a general licence to train AI models.
HUGE’s branding, interface and other protected platform material remain the property of their respective rights holders. Do not reproduce or redistribute protected material beyond the permissions provided by its owner or applicable law.
8. Reporting and access restrictions
To report suspected unlawful content or an incorrect listing, contact legal@huge.lu with the page address, the relevant content and a clear explanation. Include contact details for a reply and only evidence necessary to explain the concern. Support is also available through the Contact and Support pages.
HUGE may restrict content or access where reasonably necessary to address unlawful activity, infringement of these Terms, missing or invalid publisher authority, fraud or a security risk. Measures should be proportionate to the circumstances. Where required by law, we will provide the relevant reasons and information about review or redress, unless disclosure is lawfully restricted.
You may ask us to review a restriction by writing to legal@huge.lu with the decision or account reference and the reasons for your request. Applicable statutory complaint and court remedies remain available.
9. Privacy and browser choices
The Privacy Notice explains how personal information is used and how to exercise your rights. The Cookies & browser storage page explains the privacy controls and their scope. Optional consent, where required, is requested separately and may be withdrawn through Privacy choices.
Agreeing to these Terms is not agreement to marketing, optional analytics or every external service. Your privacy choices do not remove processing that is necessary for a service you request or required by law; the relevant notice explains the applicable purpose and basis.
10. Availability and responsibility
We take reasonable care in operating HUGE, but uninterrupted availability and error-free third-party information cannot be guaranteed. Maintenance, outages and changes to external services may affect particular functions. Tell us about errors so they can be investigated.
Each party remains responsible as provided by applicable law. Nothing in these Terms excludes liability that cannot lawfully be excluded, limits mandatory consumer protections or removes remedies for a service that does not meet its contractual or legal requirements. There is no general no-refunds rule under these platform Terms.
11. Versions and changes
The version and date shown on this document identify the Terms presented for agreement. A material update will be identified and presented for a new affirmative agreement where needed. A new platform version does not retrospectively change the price, commission or other terms of a separate agreement already accepted.
Where the rules for online intermediation with business users apply, contractual changes and restrictions are subject to those rules, including applicable notice periods and termination rights. Changes requiring notice will ordinarily be notified at least 15 days in advance, or longer where necessary under those rules; statutory exceptions remain subject to their conditions.
12. Contact, applicable law and your rights
For a platform or service complaint, contact info@huge.lu or legal@huge.lu with the relevant account, listing or transaction reference and the outcome you seek. This contact route does not replace any legally available complaint, mediation or judicial remedy.
Luxembourg law governs these platform Terms, subject to mandatory protections that apply to you, including consumer protections that cannot be removed by a choice of law. Jurisdiction is determined by the applicable rules; these Terms do not require a consumer to give up a legally available court or remedy.
