Who is responsible
HUGE S.à r.l.-S. is responsible for the personal information it uses to operate this platform and handle requests made to HUGE. An independent agency, owner or other provider receiving your enquiry may also be responsible for its own subsequent processing and should provide its own privacy information.
Information we use and why
Accounts and requested settings
Identity and contact details, account identifiers and the preferences you choose support sign-in, account administration and the service you request. Processing necessary to provide your account is based on performance of that service. Security and abuse prevention may also rely on the legitimate interest in protecting people and the platform, subject to your rights.
Meet HUGE invitations
When you request a welcome email, we use your email address and selected interests, plus the name and phone number you optionally provide, to record and handle that request. Contact details stay in a private invitation desk available to the founder and expressly authorised invitation staff. The requested email is sent through our email delivery provider, Resend. Phone details do not by themselves request a call or message. Selecting an interest does not create an account, public profile or professional approval. A separate optional preference for future updates is recorded without activating a mailing subscription; further confirmation and a withdrawal route are needed before recurring marketing is sent. Contact legal@huge.lu to ask about, correct or withdraw your request. Invitation and audit records are kept only as needed for follow-up, security and applicable record-keeping purposes, under the retention criteria below.
Enquiries, selling and valuation requests
Contact details, property information and your message allow us to respond and take steps you request before a service agreement. Required fields are identified in the form; without the information necessary to reply or assess the request, that request may not be processed. A valuation intake is not a completed valuation report.
Publisher applications and private evidence
Role, organisation, professional particulars, property authority and documents requested for a review help us assess a publisher application and administer its workspace. The basis is the requested onboarding process and, where a specific obligation applies, compliance with that obligation. Submit only the evidence requested. Private application documents are separate from public listing photographs and are available only through authorised review access.
Public listings and professional profiles
Information submitted for publication, including property particulars, authorised photographs and designated professional contact details, is displayed for the publishing service requested. Public material can be viewed and copied by others. Do not put private verification documents or unnecessary personal information in public fields.
Communications and separately ordered services
When you use a communication or transaction feature, the participants or service provider need the information required to fulfil that request. A paid service may require order, billing and payment-reference information for performance of the agreement and applicable accounting obligations. The specific offer and payment screen identify the parties and service concerned.
Platform Terms and optional suggestions
A visitor’s agreement is remembered in that browser. For a signed-in member, HUGE records the account identifier, exact Terms version and document fingerprint, language and server-recorded acceptance time. This provides evidence of the platform agreement; it is separate from cookie consent and any order or payment agreement.
With your separate permission, recent property views, searches and saves can tailor suggestions in this browser. This feature stores up to 120 interest records from the last 30 days locally and does not send a copy to HUGE’s server. It is off until you choose it. Refusal stops this personalisation and clears this feature’s stored interests; your saved homes remain available.
Where information comes from
Most information comes from what you enter or submit. An authorised agent or administrator may prepare a profile or listing for you, and property information may come from its publisher or an identified public source. You can ask us for the source and relevant information about personal data relating to you. Supplying someone else’s details requires an appropriate lawful basis.
Providers and external content
Base44 provides the app hosting, account and backend infrastructure. Authorised personnel and technical providers may process information needed to operate the requested service. An enquiry addressed to a publisher is intended for the identified recipient; its submission status should be read as shown in the confirmation.
Maps can load tiles from OpenStreetMap; street-view content can load from Google. External images or media are delivered by their respective hosts. These requests can disclose an IP address, browser information and the requested resource to the provider. Browser dictation depends on your browser’s speech service and microphone permission; it should not be assumed to remain entirely on your device. The optional-personalisation control does not manage every external connection.
Processing locations and transfer safeguards depend on the provider and service. Contact legal@huge.lu for information about the recipients and safeguards applicable to your request; this notice does not represent that all processing takes place in Luxembourg or the European Union.
Members, agents and agencies
HUGE is responsible for its platform accounts, access, security and requests addressed to HUGE. An independent agent, agency or other publisher is generally responsible for its own offers and subsequent handling of enquiries. Check the recipient shown on the form: it may keep a separate copy under its own privacy notice. An enquiry is not consent to general marketing.
Professional workspaces may contain contacts, leads, messages, appointments, property records and documents. Where HUGE processes these only on an organisation’s instructions, an appropriate processing agreement is required; where purposes are jointly determined, responsibilities must be agreed. Agency staff act under their organisation’s authority. Share another person’s information only with an appropriate lawful basis.
AI assistants and your information
AI assistants are automated tools, not human estate agents or professional advisers. Search assistance uses your description and search criteria; other AI features may use the questions, selected values, conversations, files or workspace context described by that feature. Review what you send. Manual search and manual form completion remain available.
AI features use Base44 integrations and, for some creative tools, separately configured providers. Recipients and models depend on the feature and routing. A provider register does not mean every provider receives every record. Do not submit unnecessary identity, financial, health or other sensitive information. Agreeing to an AI feature does not authorise sharing someone else’s data.
Base44’s published policy gives Enterprise workspaces an automatic exclusion from AI training, including personal information submitted through forms; other plans may allow training. We cannot currently confirm that HUGE’s workspace is covered by that exclusion. No guarantee of exclusion from training, on-device processing or EU-only processing is given here. HUGE’s optional personalisation switch does not control provider training arrangements.
Storage and international processing
Base44 handles platform accounts, service records and uploads. Its default storage is in the United States, with regional options for eligible apps. Its policy keeps media from apps created before 12 October 2026 in the US. HUGE’s current storage region and any migration of older files have not yet been confirmed. Choosing European storage does not mean all processing, AI requests or support access remain in Europe.
Transfers outside the EEA need an applicable adequacy decision or other lawful safeguards, such as Standard Contractual Clauses with the necessary assessment and additional measures. Data Privacy Framework coverage depends on the actual participating recipient and activity. You may ask the privacy contact above for the recipients, transfer arrangements and a copy of the safeguards applicable to your information.
Other services and recipients
Requested emails use Base44 delivery or Resend, depending on the feature. Payment features use Stripe for payment, payer, order and transaction information; never put card details in messages or uploads. Maps use OpenStreetMap tiles. Supported venue and address suggestions send the typed query to Photon; ordinary commune suggestions use a local list. External photos, videos and street-view content contact their hosts when loaded, potentially sharing your IP address and browser information. The Onest interface font is served with HUGE’s own app assets.
Dictation uses your browser’s speech service and may involve its provider. Calls and meetings may use connection metadata and relay services. Connected services receive the information needed for the connection you request. Local personalisation choices do not give blanket permission for these services: check the information and permissions at the point of use.
Deletion and retained copies
Submitting a deletion request does not mean all data has already been erased. Files, accounts, backups, logs and provider copies may need separate handling; legal obligations or claims may justify limited retention. Independent agencies handle rights concerning their own copies. You can contact HUGE about your information without an account or signing in.
How long information is needed
Retention depends on the purpose and the record. Account information is needed while the account service is provided; enquiry records while a request and its follow-up are handled; publisher evidence while the relevant authority and access are reviewed or maintained. Records may need to be retained separately to meet an applicable legal obligation or address a dispute. Necessity, the status of the request or agreement, the relevant obligation and any applicable claim period determine that retention. You can request the criteria or period applicable to a particular record and ask for erasure where the legal conditions are met. Closing a page or withdrawing optional consent does not itself delete account, contractual or legally required records.
Your choices and rights
Personalised suggestions are optional and off by default. Usage analytics and advertising tracking are not enabled by these controls. A different optional purpose requires its own information and choice before activation. Agreeing to platform Terms does not constitute marketing consent or agreement to optional tracking.
Depending on the applicable conditions, you may request access, correction, erasure, restriction or portability, and object to processing based on legitimate interests. Where consent is the basis, you may withdraw it without affecting the lawfulness of earlier processing. Contact legal@huge.lu; we may need proportionate information to establish your identity. The ordinary response period is one month, subject to the GDPR’s applicable extensions and conditions.
You may complain to the Commission nationale pour la protection des données (CNPD) or another competent supervisory authority. See the GDPR for the statutory information and rights framework.
